SingHaiyi has released draft floor plans for Vela Bay ahead of the 11 April 2026 preview. 20 layout types across two 31-storey towers, ranging from a 484 sqft 1BR+Study to 1,765 sqft Penthouses.

Vela Bay design
Two towers, ~31 storeys each. Dark bronze-toned panels with horizontal fin detailing, sculptural rooftop crown. Reads more Amber Road than Bedok.

Mostly south-facing, which maximises sea views from upper floors and minimises west sun. From mid-to-high floors, East Coast Park canopy stretches below with the coastline beyond.

The arrival court has a hotel-style porte-cochere with stone-and-metalwork canopy. Pool deck is resort-style: freeform pool with glass-walled pavilion set within it. Glass-fronted clubhouse with double-height ceilings faces the internal garden.

Three variants: Types A and C at 883 sqft, Type B at 893 sqft. Master 12.4 sqm (king + built-in wardrobe), two common rooms at 9.1 sqm (queen + slim wardrobe + narrow walkway), open-concept 5.5 sqm kitchen, living/dining 30.7 sqm. Not a dumbbell. Bedrooms cluster on one side. Open kitchen at this tier; families who cook daily should step up to 3BR Premium.
3-Bedroom Premium (1,033 sqft), the family unit

150 sqft premium over compact 3BR buys three things families need: enclosed 8.8 sqm kitchen (cook with the door closed), 2.4 sqm yard for laundry, 3.9 sqm household shelter (store room). Master 12.4 sqm, common rooms still 9.1 sqm. Extra space goes entirely to utility areas. Living/dining 34.4 sqm. Three variants (A, B, C).

All four bedrooms clear 9 sqm. Master 11.8 sqm (slightly smaller than 3BR Premium master at 12.4 sqm, trade-off for fitting Bedroom 4). Enclosed 8.3 sqm kitchen, yard, household shelter. Living/dining 38.9 sqm.
4-Bedroom and 5-Bedroom Private Lift units

Different tier of product. The 4BR PL (1,378 sqft) gets a master at 14.0 sqm, 5.9 sqm ensuite, 18 sqm wet kitchen with dishwasher and wine chiller, three baths. The 5BR PL (1,582 sqft) flagship adds a 16.2 sqm master, junior master 9.8 sqm with 4.4 sqm ensuite, four baths total, 20.1 sqm wet kitchen, a multi-generational configuration. Bedroom 5 at 11.1 sqm is bigger than many condos' masters.

Penthouses (1,765 sqft)
Penthouses share the 5BR PL footprint with a high void over the living area — double-height ceiling. Two penthouses total (PH1 in Blk 1 #31-05, PH2 in Blk 3 #31-10). High void cannot be enclosed but gives the living area a sense of volume no other unit matches.
Floor plan verdict
Every common bedroom across all unit types comes in at 9.1 sqm (3.3m x 2.5m). HDB-livable minimum, queen + slim wardrobe + narrow walkway. SingHaiyi has not squeezed bedrooms to keep prices down at this price tier.
The master scales with unit size: 1BR+Study 10.1 sqm, 2BR 11.1 sqm, compact 3BR 12.4 sqm, 5BR PL 16.2 sqm. The 4BR standard master (11.8 sqm) trims slightly versus 3BR Premium (12.4 sqm) to fit Bedroom 4 in 1,173 sqft.
The 3BR Premium gets the family format. Enclosed 8.8 sqm kitchen, 2.4 sqm yard, 3.9 sqm household shelter at 1,033 sqft. Proper cooking space with door closed, laundry area, and store room.
The 4BR PL and 5BR PL go premium-spec. Wet+dry kitchen with wine chiller and dishwasher as standard. RCR/CCR-competing master suites. The 5BR PL junior master configuration is genuine multi-gen.
Balconies stay conservative: 4.8-8.1 sqm across standard units (~7-8% of unit area). Even penthouses at 12 sqm balcony on 1,765 sqft keep the ratio sensible. Indoor square footage is mostly indoor.
The 883 sqft compact 3BR is the layout to watch. Three bedrooms in 82 sqm with 9.1 sqm common rooms and a 12.4 sqm master is efficient layout work. Living/dining at 30.7 sqm gives generous open-plan feel. Fills a Bayshore-area gap where no comparable compact 3BR exists.
